A custom home is designed around your site and how you actually live, rather than adapted from a stock plan. On a typical North Idaho build we start with the land: slope, access, soils, septic or sewer, well or municipal water, sun angles and winter exposure. Those constraints shape the plan before a single line is drawn.
How long does a custom home take to build in North Idaho?
Most custom homes in Kootenai, Bonner and Spokane counties run 10 to 16 months from permit issue to handover, with design and permitting adding several months before that. Winter is a real factor here: excavation and foundation work are usually scheduled so the shell is closed in before deep frost, then interior trades carry the project through the cold months.

How much does it cost to build a custom home in North Idaho?

Cost depends far more on site and finish level than on square footage. Driveway length, rock excavation, septic, snow-load structure and window package can swing a budget significantly. We build a line-item budget from real subcontractor pricing for your specific lot rather than quoting a square-foot average.
Do you build on land I already own?

Yes. Most of our custom homes are built on land the client already owns. If you have not purchased yet, we are happy to walk a property with you before you buy and flag access, soils, utility and setback issues that affect cost.
Do I need an architect before I contact you?

No. Many clients come to us with a rough idea and we coordinate design from there. Bringing us in early usually saves money, because the plan gets tested against real construction cost and site conditions before it is finalised.
Can you build through a North Idaho winter?

Yes. We schedule excavation and foundations ahead of deep frost so the shell is closed in, then run interior trades through the cold months. Winter changes sequencing, not feasibility.
Are you licensed and insured?
